Upon taking over the premises from the Landlord.

It is tenant's immediate responsibility to take care of the premises together with all it's items once keys are handed over.

When you collect the keys,  check all items against your inventory list,  remark if you need.



ASAP, within max 3 days,

-  feedback to Landlord if there is any defect that you need Landlord to rectify or repair before you proceed.  Check all the following immediately:

1. Check all keys are working well.
2. Check all lights on all ceilings.
3. Check all taps and all pipes underneath all the sinks for any leakages / seepage / dripping etc.

-  for small acceptable defects,  take all pictures and keep in your Google photos folder, send a share link to your  landlord and agents.   These photos are with date and time stamps and any comments if needed.  This is to avoid future dispute when you return the premises 2 years later.
