Returning Handover Preparation



An early preparation and return a satisfactorily premises usually rewards with a smooth and timely returning of Security Deposit by the happy Landlord.

TWO WEEKS Before handover date:

(1)  Contact your Air Con Service Company to do a final Air Con Handover Service.
Highlight to your technician that this is the "handover service",  so they will look up for any repair or replace the remote control battery if necessary. 
This shall reduce the chance of deduction from security deposit for damages especially for expatriates who are in the rush to catch a flight and leaving the country immediately after returning the premises.

(2)  Check all light bulbs and all Taps / Pipes for any leakages.    Send in the handyman or contractor to complete the repair / replace before handover.   This avoid heavy penalty later on or holding back of whole deposit IF the damages are critical.   

(3)  Check and clean/paint / touch up / patch up the wall if necessary before handover.   Should not leave any nail holes behind if you do not wish Landlord to charge you S$50 per nail hole found on the wall.  It is very costly for Landlord to engage contractor to do the whole unit painting.

(4)  Engage a Curtain Cleaning Company to clean all curtain at least 2 weeks before handover.
The company will visit and bring down all curtains, send to clean, bring back and fix back for you. 
This shall take a few days.

(5)  Engage a cleaning company OR Handover Specialists and book a preferred date TWO WEEKS Ahead to avoid short handed.   Get the contractor to clean up the whole place ONE DAY BEFORE the handover date.   Highlight to the contractor this is a "Handover Final Cleaning"  and Highlight to them that the following details need to be taken care such as thorough cleaning of these areas:
-  thorough clean on the whole kitchen especially greasy wall, stove, hood and hob,
-  Clean fridges internal and external.
     (REMARK:  Penalty for leaving behind a very greasy kitchen alone is minimum S$480/=  up)
     ( Hence do own clean up BEFORE letting your landlord catch the chance to charge)
-  All Corners behind the furnitures / TV Consoles / under the bed / under the fridge etc.
-  Wipe clean all Windows and Doors / Door Frames etc
-  Wipe all Table Tops / Drawers
-  Wipe all Wardrobes / Drawers
-  Wipe all Ceiling Fans / lightings  / Replace burst bulbs.
-  Clean all Balconies / Backyards / ledges
-  All Toilets wash area   etc
-  Clean / wipe the wall with Shampoo if there is any black stain.
   Otherwise paint the whole wall if you cannot remove the stain / children's art drawing on the wall.

(6)  Tidy arrangement of furnitures according to your inventory list when you first take over the unit will make the transfer over easier and shorter time needed for handover.

(7) Insert test and check all keys correctly to each respective key holes.  This prevent deduction of fee for replacing  the entire lock if you cannot find the key during hand over.

(8)  Do Not turn off utilities account BEFORE successful handover.  This to facilitate check of electrical appliances and pipe leaking upon handover.

If all are perfect and there is nothing to be deducted,  it should be a happy and satisfactorily handover and there is nothing that the landlord can find fault, there should have no reason to get back your deposit late.
